I wanted to take a few moments to comment on just one of the programs I've purchased in the last few years. This one was a little spendy, at $1,288. I bought it on the National REIA cruise, however, so I saved a couple hundy's -- (just one more good reason to go to the National REIA Convention, folks! :roll:)

Just one of his methods, implemented, can make a person lots of dough. I've found there are other ways to cost justify the program, and for me, it was using just one of his forms -- the Offer to Buy/Purchase Agreement. I've refined it quite a bit, for the Short Sale business I'm doing, yet it was having that document at a strategic moment, which allowed me to earn $2,200 on a deal that I might not have otherwise. It may not sound like much, but when you consider that I'm now making about 2 offers a week using this purchase agreement, the value of it is skyrocketing.

Of course, I could have obtained that agreement for nearly free somewhere on the Internet. Maybe I could have typed it in from a book (which incidentally, may be copyrighted and that could be a violation of the copyright law), but the reality is, by having invested a grand plus into the PROGRAM, I felt COMPELLED to use something out of it to justify the investment.

And here it is, a year later, and the power of having "The Ultimate Property Analyzer" at my finger tips is only beginning to sink in. As are Larry's words that... "If you have to have a calculator to figure out whether a deal is any good or not, it's probably NOT a good deal". Holy rehabber's profit, landman, you mean to tell me it's just that simple, Larry?

Nope, it's just that complex that you have to MAKE it simple. That's one of the really beautiful parts of Larry's Program -- the Ultimate Buying and Selling Machine. He tries so hard to hammer it into our heads (our, as in those people who subscribe to his RE investing program and process) that if we have to use a calculator and make it any more complicated than his simple "Ultimate Property Analyzer", then we're trying to force a deal that just isn't any good through a filter that should have kicked it out as bad early in the game.

Larry makes it seem so simple. Add to that that he is a marketing genius and a master closer, and I can see why some people might think that he's just all hype -- another one of those guys whose is here today, sells you a program, and is gone tomorrow. However, if the purchaser fails to crack the cover and force him or herself to actually USE the principals outline in the course, who is really to blame?

Incidentally, Pete's Youngs course is also very easy to cost justify through ROI. I did that with a $10 mold kit from Home Depot, and using his advice that when you see mold, or worse, smell mold -- your eyes should brighten up, and a smile should come across your face as you say, "I smell .... discount!!!"

Wasn't he a great bus tour host? I can hardly wait to hear Mike Butler and Shaun McCloskey, and we're going to have them both here, for TWO days, not 12 hours. Awesome.

I haven't read any of his books yet. I would want to though more so now that I'm seriously thinking of investing in a Property in Vietnam.
